How to Reduce Risk in UK housebuilding

Lowering risk in the delivery of ultra-low energy homes is absolutely critical to achieving TALO’s vision to eradicate fuel poverty.

Our package of solutions – advanced timber superstructure system, lightweight foundation system and energy package – have been specifically developed to redefine how to build better, more energy-efficient homes in the UK, whilst reducing risk at every stage.

“My background is in the oil and gas industry, so when we began developing the TALO model, I came to housebuilding with a very different perspective. In sectors such as oil and gas, risk, quality, programme certainty and performance are fundamental. You design processes to control variables, improve repeatability and deliver the required outcome.

That thinking has strongly influenced the development of the TALO model of housebuilding.

From the outset, my co-founders – Bengt Magnussen and Leóna Wikman – and I wanted to create an approach that would reduce risk for developers and housing providers whilst raising standards of build quality and energy efficiency. For me, these objectives are inseparable. 

If we are serious about delivering more homes, improving their performance and ultimately helping to eradicate fuel poverty, we have to make the development process more commercially robust with less friction.

For me, this is what industrialised construction should be about – reducing risk and delivering a better-performing product and significantly improved outcomes.”


This is what we do differently:

  1. Faster programmes, stronger cash flow:
    Offsite manufacturing reduces time on site so homes are ready for occupation sooner. For developers and housing providers, that means significantly lower finance costs and a materially improved cash flow position. As a result, our clients expect to build twice as many homes in the same period – in very simple terms, making their cash work harder.

  2. Established manufacturing, a proven approach:
    Our superstructure system has been manufactured in Finland for more than 45 years. As we transition to UK manufacturing, our long-term Nordic partner remains in place, bringing decades of knowledge, experience and repeatability to further reduce risk.

  3. UK manufacturing, a regional model designed for resilience:
    Our approach is to build a network of smaller, highly efficient regional manufacturing centres, rather than a single, much larger, capital-intensive, high-overhead facility. This model lowers the capital cost and overheads for each factory, allowing us to build closer to the communities that need new homes, and further reducing risk for our customers and our investors. Our plan is to have three strategically located factories serving the UK market.

  4. Greater certainty of delivery of new homes on time and on budget:
    Manufacturing the superstructure offsite – with triple glazing, insulation, plaster boarding and external finishes pre-installed – creates watertight homes in days. This reduces work on site and removes exposure to inclement weather – further reducing risk.

  5. Fewer defects, less snagging:
    Robust offsite processes combined with the use of high-grade Nordic timber deliver another level of build quality, reducing snagging, post-completion issues and maintenance for the developer or housing provider.
